Chin Hin Group posts stronger Q2 on property, construction and building materials

KUALA LUMPUR: Chin Hin Group Bhd, Malaysia’s integrated builder, developer and home solutions provider, delivered a stronger revenue performance in Q2 ended June 30, 2026 (FY26), with revenue rising 10.3% year-on-year to RM1.05 billion, driven by stronger contributions from its Property Development and Construction Engineering divisions, coupled with the growing contribution from its expanded ready-mixed concrete operations.

For Q2 FY26, profit before tax (PBT) stood at RM50.4 million compared with RM59.97 million in the same quarter last year.

Excluding the fair value movements, underlying PBT increased 37.8% year-on-year to RM70.2 million for Q2 FY26, underscoring the continued strength and resilience of the group’s core operating business.

Operationally, the Construction division continued to deliver growth momentum.

Division revenue rose 26.5% to RM223.3 million in Q2 FY26 from RM176.5 million a year ago, driven by higher progress billings on internal property developments and improved recognition on external contracts.

For the half-year, Construction revenue increased 22.0% to RM427.9 million, with PBT rising 33.1% to RM10.1 million.

The division maintains an outstanding order book of approximately RM1.99 billion.

The Property Development division continued to deliver high-quality, profitable growth.

Revenue for Q2 FY26 rose 38.0% to RM254.1 million, while PBT increased 31.0% to RM27.2 million.

For 1H FY26, Property Development revenue increased 31.2% to RM487.2 million, with PBT rising 21.2% to RM57.0 million.

The division’s RM2.2 billion in unbilled sales provides multi-year revenue visibility as ongoing developments progress through their billing stages.

Chin Hin continues to expand its development footprint, particularly within Kuala Lumpur and the Klang Valley, with approximately RM736 million of contracted land and property transactions supporting its future development pipeline.

The Building Materials division recorded revenue of RM542.1 million, up 13.5% year-on-year, while PBT stood at RM22.9 million.

Within the division, AAC and precast concrete PBT increased 43.1% to RM19.6 million, while ready-mixed concrete contributed RM79.55 million in revenue and RM8.16 million in PBT.

Within the Home & Living segment, revenue from kitchen and wardrobe systems and interior fit-out works amounted to RM189.6 million in Q2 FY26.

While revenue and margins moderated due to project timing and capacity expansion costs, Signature International Bhd maintained a highly robust order pipeline comprising approximately RM1.1 billion in kitchen and wardrobe orders and RM114 million in interior fit-out works as of June 30, 2026.

Chin Hin executive chairman Datuk Wira Chiau Haw Choon said the performance in Q2 reflects the strength of the group’s Ecosystem of Excellence operational model.

“In synergy, we are seeing stronger execution across our development and construction platforms, supported by growing contributions from our building materials and expanding ready-mixed concrete operations.

“More importantly, our fundamentals remain strong. Excluding non-operational fair-value movements, our core businesses continued to deliver healthy profit growth, while our RM5.4 billion combined order book, unbilled sales and order backlogs provide clear visibility for the years ahead.

“Moving forward, our focus remains on disciplined execution, margin preservation and converting this pipeline into sustainable shareholder value,” he said.

On the balance sheet, Chin Hin’s cash, bank balances, and fixed deposits stood at RM639.3 million.

Net cash generated from operating activities remained positive at RM68.7 million for 1H FY26, providing the group with the liquidity to deploy capital toward strategic acquisitions, property development, and capacity expansion.

Looking ahead, Chin Hin remains well-positioned to capitalise on growing opportunities arising from domestic infrastructure development, industrial expansion, semiconductor investments, and the rapid proliferation of data centres across Malaysia.

Supported by strong forward visibility across its construction order book, property unbilled sales and home & living order backlog, the group remains focused on delivering sustainable growth through disciplined capital allocation, operational excellence and timely project execution.
