GEORGE TOWN: Themed hospitality continues to gain popularity globally, and hospitality players are stepping up efforts to keep the concept commercially viable and attract repeat visitors beyond the initial excitement.
Iconic Marjorie Penang, located at Bayan Lepas, which is collaborating with Sanrio Southeast Asia, a global lifestyle brand best known for pop culture icons Hello Kitty, Kuromi and Cinnamoroll, believes this is where the hospitality industry is heading.
Executive director Katherine Tan said the partnership with Sanrio was part of the hotel’s plan when it developed the Sanrio collaboration at Iconic Marjorie Penang.
“We did not want to simply create themed rooms. We wanted to create an experience that celebrates Penang while bringing together the charm of Sanrio in a way that feels unique to our destination,“ Tan told SunBiz.
She said that in securing the intellectual property licence with Sanrio, Iconic Marjorie Penang has thoughtfully integrated it with modern Peranakan-inspired interiors to create an experience exclusive to the hotel.
“The journey continues beyond the guest rooms with themed afternoon tea, specially curated dining, exclusive merchandise and interactive photo opportunities throughout the hotel.
“Guests are looking for experiences that feel authentic, tell a story and leave them with lasting memories,“ Tan said.
She remains optimistic about the outlook for Penang’s hospitality sector over the next two to three years, citing the state’s strong fundamentals, including its rich cultural heritage, internationally recognised culinary offering, medical tourism segment, business travel demand and improving international connectivity.
“With Visit Malaysia 2026, Penang is well positioned to capture further growth in visitor arrivals and tourism demand.
“However, the operating environment for hotels remains challenging. Rising operating costs, persistent talent shortages, and increasingly sophisticated guest expectations continue to pressure the industry.
“In this environment, hotels can no longer compete solely on accommodation quality or pricing. We need to continuously strengthen our value proposition and give guests compelling reasons to choose our properties.
“This requires sustained investment in guest experiences, service excellence and innovative offerings that differentiate the hotel and create lasting value for our guests,” Tan said.
Iconic Marjorie Penang officiated its partnership with Sanrio on July 18, witnessed by Penang Chief Minister Chow Kon Yeow, together with Tourism, Arts and Culture Ministry deputy secretary-general (tourism) Chua Choon Hwa, Sungai Puyu State Assemblyman Phee Syn Tze, former Penang state executive councillor Datuk Seri Phee Boon Poh, Sanrio Southeast Asia chief operating officer Kohei Imai, and Marriott International vice-president of hotel development, Asia Pacific, Andree Susilo.
Tan said that from the outset, the objective was to develop a differentiated offering rather than replicate concepts already established elsewhere.
“In collaboration with Sanrio, the hotel focused on integrating its characters with Penang’s distinctive Peranakan design identity. This collaboration is about creating a differentiated proposition that is rooted in Penang, rather than simply introducing a themed hotel product.”
The concept extends beyond the guest rooms to the hotel’s food and beverage offering, including a Sanrio-themed afternoon tea and a curated a la carte menu that incorporates local flavours with elements inspired by Hello Kitty, Cinnamoroll and Kuromi.
Tan said, “We want the experience to extend across the guest journey, from accommodation and design to food and service, so that the collaboration delivers value beyond a single hotel stay.”
The private sector has an important role in driving innovation and strengthening Penang’s tourism competitiveness through continued investment in new products and experiences, she said.
“Businesses need to continue investing in differentiated offerings that can attract visitors, encourage longer stays and support repeat visitation.”
Closer collaboration between hotels, tourism authorities and the wider business community would be critical to maintaining Penang’s competitiveness as an international destination, she added.
“A coordinated approach across the tourism ecosystem will allow Penang to continuously develop its offering and remain competitive in an increasingly dynamic regional market.”
Tan said developing branded experiential offerings requires significant investment.
Marjorie Penang will assess the collaboration based on key commercial indicators, including occupancy, average daily rate, RevPAR, revenue contribution and return on investment.
The hotel will also monitor whether the initiative expands the customer base, particularly among families and international visitors, while driving direct bookings, longer stays and incremental spending across accommodation, food and beverage and merchandise.
“Ultimately, success will be measured by the collaboration’s ability to generate sustained demand and deliver measurable commercial value, rather than simply a strong launch.
“We will also track guest sentiment, engagement and repeat visitation to determine whether the offering is strengthening the Iconic Marjorie brand and contributing to the hotel’s long-term growth.
“If it continues to give guests a compelling reason to choose us, then the collaboration will have achieved its commercial objective,” Tan said.
